A Respectful, friendly atmosphere

In order to preserve the peace and respect others, I ask that you follow these
guidelines. We will go over these together and I do ask for a signature of
agreement. 


Rental agreement

$260 for partial month, meaning tenant must for home or travel on days off when having two or more days off in a row.
*Residents are to go home when having more than two days off in a row from scheduled time. The crashpad is not meant to be a primary transfer home, although if you need or want this to be a primary residence we can discuss details and cost.

$350 for full-time month, meaning you can stay unlimited days at the house when not working.

$350 for semi-private room, add $100 for full-time private room ($450)


1. Conduct

All conduct and activity in the house will be lawful, honorable and respectful of others, and will adhere to rules.  The crashpad is not a party house but a home away from home for mature career professionals. Over-night quests (boyfriend/girlfriend/dates) are not allowed, the beds are for renters only. If you have family coming into town, there may be an exception to this rule; please ask me for details. If any unlawful activity, you will be asked to leave immediately. 

2. Cleanliness

The house will be cleaned regularly but please assist by cleaning your own space.  Clean your kitchenware and cookware within 24hrs, and keep the common areas clean and orderly as possible. As I will do the same.

3. Bed assignments

Priority for beds will be on a first come first serve basis. Please feel free to use closets, dressers and side tables for storage of personal belongings. You may have to use a toiletry caddy for bathroom products.

4. Food

Food arrangements are your responsibility.  Storage and sharing of food is strictly between individual agreements with other house members. Refrigerators will be cleaned out periodically.

5. Linens

I will provide linens, but you are responsible for keeping them clean and orderly. 

6. Maintenance

If you become aware of any maintenance need in the house, please contact me and I will take care of it as soon as possible.  If it is an
emergency, of course call 911. I will also leave numbers of people to call for just about everything.

7. Smoking/drinking

Smoking is allowed ONLY outside the house. Drinking is allowed in
the house with respect to others. On the other hand, heavy intoxication will get you kicked out.

8. Quiet hours

After 10 PM please respect your fellow house members need for rest.

9. Access

You will be given a key to the front door. If lost, there is a $20 lost fee for a new key to be made. Also, please always remember to lock the door as you leave, you will need to lock from the outside. If this rule is not adhered to, you will be asked to leave. Keys will be turned in on your last day here.

10. Transportation

Metro transit bus “54” runs from the airport to the house.  The trip takes about 15-18 minutes from the airport.  The bus stop is visible from the front door of the house.  This is public transportation that runs to the airport every 10-15 minutes throughout the day. But, always check the schedule for exact times.  You are responsible for your own transportation to and from the house.  But in emergency cases, please feel free to ask me for help. I will assist when possible.

11. Payment

Rent is due by the 1st of the month. Unless prior payment arrangement have been made due to unusual circumstances, I will begin the process of filling your bed if rent has not been received on time.

12. Conflict resolution

I assume no responsibility for conflicts between guests. Respecting the peace of others requires that you take all such conflicts out of the
house. Failure to do so may mean I will ask you to leave. 

13. 30-day notice

If possible, I ask for a 30-day notice of vacancy. I do understand transfers come short notice, but if you have paid for the month, there
will be no refund if you leave during the month paid. 
*It is important that the housemates feel comfortable within their space. If I receive a complaint(s) about a renter I will address the complaint, if it is not resolved in a timely manner the renter will be asked to leave and will be given a 3-day notice. If the complaint is of theft, threat, or sexual harassment, you will be asked to leave immediately.

14. Liability

I assume no responsibility for the personal security of house-guests, or the loss of personal belongings. You assume all the normal liabilities associated with a shared living arrangement. 


Remember this is an old house! Below are some of its “unique” quirks:
 

*I have placed a filter in the drain of the bathtub to prevent clogs. Please clean after showering.

*Please keep basement door cracked open for cats to use litter box that is in the basement.

*Please keep heat set between 65-69 degrees; there will be a space heater upstairs if needed. A/C can be run as needed for comfort.
